When is the best time to list a home for sale in Winnipeg?

Perhaps one of the most common questions asked by home sellers:  “We want to list a home in Winnipeg.  When is the best time to do that?”

Listing a home in Winnipeg follows the same rules of Supply and Demand as any other product.  If the supply (available homes in Winnipeg) is down, and demand (buyer action) is on the increase, prices will rise and home sellers have a better chance at getting top dollar, even bidding-wars for their homes.  So to find the best time to list a house or condo, we need to look at these two factors.

Supply of Homes & Condos in Winnipeg

Currently, there are only 480 homes for sale in Winnipeg.  This includes mobile homes, and also includes areas such as E.St.Paul, W.St.Paul and Headingley.  Also, there are only 228 condos available in Winnipeg right now. When compared to available numbers for last summer, when active house listings were around 900 to 1000, you can see that the supply is currently down to approximately 50%.  So for this part, the best time to list a home would be right around now.

Demand by buyers:

Winnipeg home and condo buyers tend to take a little break over the holiday season, but, depending on the weather, they have started to come out by end of January in past years.  So, baring any huge snow-storms or other calamities, we can expect the demand to increase over the next few weeks.  For this part of the equation, the best time to list also appears to be in the very near future.

According to both of these factors, Winnipeg home sellers might want to consider listing their homes soon, as the currently real estate market is not giving buyers a lot to choose from, which means that sellers may not have a lot of other homes to compete against.
