Thinking of selling your Winnipeg home in 2011? With spring season, and the always hectic ‘sellers market’, not too far away, now is the time to prepare and to do everything you can to sell your property quickly in this fast paced market of Winnipeg home selling.

Here are a few simple tips to help you when it comes time to list and sell your Winnipeg home;

  • Start by packing up and storing all of your precious knick knacks and personal photos. You will be taking these with you to your next home- since you WILL be moving anyway, you may as well get a head start on your packing.

If you don’t have a place to store these personal items, like storage or a garage- get a couple of under the bed storage boxes and keep them safe there. It’s a good idea if you are concerned about storing in basements or garages.

  • Go through kitchen drawers, kitchen cupboards, and pantries. Unless you are planning on using your extra dishes, dinnerware, or flatware- pack those up too. People open up cupboards, drawers and pantries to see how much storage and room there is- so make it as roomy and clutter free as possible. Stack and organize canned goods and so on- make everything look like there is a lot of room for ‘stuff’

Bathrooms are another key area and room to target for removing clutter. Pull everything out from under the sink, including medicine cabinets, or from anywhere else in the bathroom where you keep things. Got tons of towels? Pack them up as well, again in storage under beds is good, that way if you need the extras they are there. However this is a good time to get into the habit of only using a few towels etc. and a good time to keep up on the laundry so that there isn’t a pile of laundry in your laundry room or shoved into a laundry basket or laundry being shoved into a closet that you cleaned out to make ‘look roomy’ as well.

  • Which brings us to closet areas: Keep them organized and minimize what you have in there. It’s a good time to sort, keep or get rid of items and things that you don’t need to keep.  Pack up seasonal items that you won’t need for a while.

Less is more when you are selling your Winnipeg home. Get rid of the extra furniture, that chair in the living room that no one really uses could go into a spare room, or part with it by selling it on places like kijiji Winnipeg buy and sell…you would be surprised at how easy it is to sell things there and you could use the cash to buy something new or newer for your next home.

  • Give the outside of the home as much attention as the inside. Go stand across the street where perhaps the new home owner might be when he or she steps out of their vehicle and look at your house, including the yard. If it’s cluttered with toys, excessive lawn furniture or looks un-tidy, clean it up as well to make it look more welcoming.

Most importantly- keep the home clean. Clean kitchen, wiped out shiny sink, no dishes or clutter. Clean bathroom, shiny tub or shower stall and a clean mirror makes a huge difference.

  • First impression is key:  Do your own ‘walk through’, act like the buyer…what do you think of this home for sale?  Being critical of your own home is probably the hardest, but most important step.
