Home Staging Advice 10 Top Tips for Home Sellers, right from Re/Max

Winnipeg is certainly enjoying a hot home sellers market.  Nonetheless, home sellers should keep in mind that there ARE other homes on the market, such as these Re/Max Home Listings in Winnipeg, as well as these Re/Max Condo Listings in Winnipeg.  Often home buyers make a decision, on whether or not to make an offer on a certain home, within a few minutes.  Therefore, first impressions are important.  And Re/Max, which sells more real estate than anyone, knows this.  So they have created a video series to help with home staging, entitled “Is Your Home Fit To Sell?”  The DVD focuses on 10 different aspects of home staging and presentation.  Here are the main bullet points and a couple of teasers:

Air Quality – Odors – Pets – Holidays

Check for mold and mildew, as well as cooking and smoking odors.  Either remove the pet for the showing periods, or at least hide evidence of pets, such as litter boxes and food bowls.  Remove holiday decorations immediately after the celebration period.

Curb Appeal

Complete major exterior repairs and make sure all walks are clean (shoveled if necessary).  Lawns and shrubs needs to be cut, trimmed and manicured.

Depersonalizing

Remove trophies, excessive personal picture walls and personal collections.

Flooring

This is a very important part of home staging.  Make sure all carpets and floors are clean and in good repair.

Home Staging Furniture Placement

Another very important aspect to home staging.  Sample of the video is shown below.

Home Inspection

Some markets suggest that, prior to listing your home, the home owner should conduct a home inspection so to put the buyers mind at ease.  This is a great idea in slower markets, but has not caught on (or been necessary) in Winnipeg’s real estate market up to this time.

Main Selling Rooms for Home Staging

This segment focuses on the main rooms, such as Kitchen, Living and Dining Rooms, Front Entrance and more.

Paint

Consider painting the home if necessary, or at least touching up any obvious problems.

Pre-pack and Clutter

Pre-pack anything you don’t need.  For this, there are some very good storage solutions available, such as Portage & Cartage’s “U Need Space” containers.

Updates & Repairs

This segment suggest some of the updates that might be a good idea.
