What is a great time to buy Real Estate in Winnipeg?

One of the most often-asked question by home and condo buyers is “When is the best time to buy in Winnipeg?”  Similar to other things, purchasing real estate has a yearly cycle, with ‘hot spots’ as well as times of slower activity.  Lets look at the typical real estate cycle in Winnipeg.

Spring Real Estate Market in Winnipeg

This is typically the hottest time of the year, producing the most outrageous ‘bidding wars’ in the year.  Sellers know this, and many choose to list their homes at this time.  Having lots of listings is a good thing for buyers, but since this is the time when most buyers look for a house, the added competition makes it a tough time to actually GET a house.  This spring market can actually start as early as February, where I’ve seen ‘bidding wars’ with 8 or 10 offers.  It lasts usually thru to the end of June.

Fall Market

Almost as active as the spring market is the Fall Market time, which starts usually the 2nd week of September and last until mid to end of November.  Here, buyers have just returned from summer vacation, got their kids off to school and are now going to shop for a new house or condo with a pre-Christmas possession.

Summer Slow-Down Market

At the end of June, and into the beginning of July, buyers (who have been unsuccessful in finding a home in the spring) tend to ‘take a break’.  Other things creep into their schedule, such as vacation time, going to the lake or visiting with friends.  Lets call this the ‘Summer Market’, and for the first few weeks (end of July and perhaps beginning of August) we are in what I call a “Buyers Sweet Spot”.

Buyers “Sweet Spot”

This is the time when there are still unsold listings on the market, and even new ones coming available, but much of your buyer-competition is giving up.  So there is more inventory to choose from, and less competition FOR that inventory.  This ‘sweet spot’ in real estate usually runs from beginning of July until beginning of August, and again in the month of December.  In each case, the number of available listings is temporarily high, when compared to the active numbers of home and condo buyers.

Remember the old adage in the investment field  :”When everyone else is buying….SELL”?  This is true in the real estate market as well….  ”When other buyers are giving up…..  BUY”!  If you’re in the market for a new house or condo, don’t wait for the bidding wars to start up again in the fall…..don’t wait for interest rates to go up (even slightly).  Now is the time to find your next home or condo and make an offer.
