Hi Everyone:

A truism that’s stuck with me goes something like this: “Is is only thru competition that we try our hardest, and achieve our best”.

This makes total sense to me. As an example, marathon runners don’t (usually) set world records during their practice and training runs. They set these records at the Olympics or other world-class events. The reason for this is simple: they know that the person to their right, and to their left all want to win the race, and so everyone involved ‘tries their hardest, and achieves their best’.

It’s no different with home buyers. It is only when they are competing for your home that they put their best offer on the table. Over the past 5 years I have seen many examples where a buyer puts in a ‘full price offer’, only to increase it in the last minute because several other offers came in for the same property. One such example is where a buyer increased his offer by over $23,000. If the owner of THAT home had tried the Private Sales route, he probably would not have received multiple offers, and the initial buyer would have been only too happy to get the home at the discounted price.
